I'm thinking of buying a home in Bannockburn and considering alterations. What do I need to know? The first step is to call the Village Hall – an early understanding of the Village Regulations and procedures will benefit everyone.

Do I need a Building Permit? That depends on the type of work that is to be completed; however, most interior and exterior projects – big or small – require a permit. Whenever a permit is required, various fees are involved. Click here for construction fees.
How long is a Building Permit good for and what happens if my project takes longer? All building permits are good for 18 months. If your project will take longer than 18 months, you will need to tell the Village Manager when you are getting your permit or 3 months prior to the expiration of the permit. Under certain circumstances, permits can be extended for 6 additional months at a lesser cost (1/3 original permit cost). If you do not contact the Village and the permit expires you will be subject to re-permitting fees equal to the original fee.
Why do I need a "CO" (Certificate of Occupancy) and how do I get one? A CO certifies that the structure is built to code and that you and your contractors have met all the requirements of your plans that were approved by the Village. After your final building inspection, you will need to call and request (contact Village Hall) a final zoning inspection of all site improvements (grading, landscaping, exterior lighting, etc).
I want to do the construction, or manage the project myself. Am I subject to any different or unusual regulations? If you are not experienced with construction, we do not recommend this course of action. The greatest difficulties experienced by the homeowner and Village occurs when homeowners are the general contractor. If you do choose to be your own contractor, you will be held to the same regulations as professional builders.
What is the ARC, and what does it do? The Architectural Review Commission meets at 7pm the 3rd Monday of every month at the Village Hall. The Commission is made up of 7 residents. They review the appearance of all new structures (and exterior alterations) to ensure that proposed improvements meet the Village’s architectural standards; this review includes site plans, building design, construction materials, exterior lighting and landscape plans.
What is the ZBA, and what does it do? The Zoning Board of Appeals meets at 7pm the first Monday of every month at the Village Hall. The ZBA is made up of 7 Villagers. They make recommendations to the Village Board on requests for variations from and changes to the Village Zoning Code.
I can't seem to accommodate the Zoning Code restrictions to meet my needs. Should I file for a Variance? The ZBA rarely recommends approval of variances from the Zoning Code. Prior to submitting an application, first schedule a meeting between the Village Manager, the Building Commissioner, your architect and yourself. Many times, good communication and a thorough understanding of the Village regulations can produce unique solutions for complex situations.
What is a SSA, what does it do? Special Service Areas (SSA) were established throughout the Village to bring various utilities (water and sewer) to many parts of the Village. What is JULIE, how do I contact "her"? JULIE ( Joint Utility Locating Information for Excavators) s an organization that locates underground utilities when construction activities involve digging. The location of the utilities is mandatory and is the first step in being sure construction projects avoid damaging the underground utilities. Before you dig, call 1-800- 892-0123 .

What is “Lot Coverage” and how do I calculate it?The Village limits the amount of lot coverage per zoning lot. Lot Coverage is the area on your property that does not absorb water (impervious surface).
